A low-rise commercial campus using deep verandahs and a brise-soleil screen to cut solar gain without relying on tinted glass.
The brief
The developer wanted a commercial campus that would keep tenant cooling costs low without leaning on tinted glazing as the primary heat-gain strategy.
Our approach
Massing and orientation were resolved before glazing was specified: deep verandahs and a brise-soleil screen were built into the facade as structural shading, reducing solar gain at the source rather than compensating for it afterward.
Outcome
The campus leased out ahead of schedule, with tenants citing lower daytime cooling load as a specific reason for choosing the building.
