The brief

The trust could only fund and build one phase at a time, but needed confidence that later phases wouldn't compromise the campus already in daily use by students and faculty.

Our approach

The first phase was sited and structured to work completely on its own, with circulation, utilities and open space planned at full-campus scale from day one. Exposed brick and board-marked concrete were specified as finished surfaces that would age under heavy daily use without needing repainting or resurfacing.

Outcome

Phase one has operated at full capacity since 2018. Phases two and three are costed and site-ready, extending the same circulation spine rather than requiring a new masterplan.
