The first phase is sited and structured to work completely on its own, with utilities, circulation, and open space planned at full-campus scale from day one — so a second or third phase, whenever it's funded, extends the plan rather than working around a first phase that didn't anticipate it.
What materials hold up best for a heavily used institutional building?
Exposed brick and board-marked concrete are used deliberately on our institutional work — they're finished surfaces that don't need repainting or resurfacing to keep looking intentional after years of heavy daily use, unlike painted plaster or applied cladding.
